Communities for Seniors - Coronado and Coronado Cay
If you are 55 or older, you have the extra good luck of being able to buy a home in any of the communities restricted to Seniors. Most of them are located in North County. The amenities can vary as well as the HOA fees, so it is important to go and visit them. Having the right lifestyle in Coronado and Coronado Cay is related to finding the right home for sale.

If you are looking to buy a particular floorplan in a specific community, you SHOULD LET US KNOW. Because there are fewer of these homes and because the turnover is slow, highly desirable floor plans can move VERY quickly. (Often people in the same community with another floorplan will be keeping an eye out for one to come on the market.) But, if we know what you are looking for, we can get notified and review the properties so that we can help you see it immediately.

Even though some of the communities have become quite expensive, in general the 55+ communities are less expensive than other comparable real estate. (The theory is that the pool of buyers is smaller and therefore there is less demand, thus resulting in lower cost.)

If you are looking for more security, you might also consider some of the gated communities in Coronado and Coronado Cay. Some of the gated communities high a high number of non-resident owners (i.e., they are second homes) which are unoccupied much of the year. These communities may also attract fewer families with kids because...well...there are fewer families with kids. Consequently, the children noise can be quite slight and the security quite good. Because they are NOT sneior communities, the prices can be a bit higher, but they can also prove to be a good alternative if you are not finding what you want.

As you peruse the MLS listings, you may discover some mobile/manufactured homes among the homes for sale. For reasons that aren't clear to us, these age-restricted manufactured homes sometimes get included among the regular attached/detached homes. You'll typically see them at the beginning of the lists since they are ordered by price.
