escrow period, and following through on details to bring the sale to a successful conclusion. |

or balanced goals), providing advice regarding preparation of the home for sale,
aggressively marketing your home through numerous channels, following up with agents who
preview/show your home, providing guidance on negotiating of the offers, protecting your rights
during the escrow period, and following through to obtain a successful sale.

| Cost |
None! Using a buyer's agent is free because the buyer's agent is paid from the
commission offered by the home seller.

We usually charge a 5% listing commission. For that fee, we provide the full range of
services identified in the Seller's pages, including 1,000 full-color brochures, DVD home
tours on the brochures, Internet marketing and more. Note: In some situations, we may
charge more due to market needs.

| Guarantees |
If we ever make a mistake in representing you (e.g., don't include the back
shed in the termite inspection addendum), we'll pay for the cost of the mistake at close
of escrow up to the entire amount of the commission funds. Please Note: Many times our
clients ask for us to recommend an inspector, plumber, or other professional. Though we guarantee
our own work, we cannot assume the responsibility for theirs. Also, we believe that it is our responsibility
as agents to carry out our clients' instructions/ wishes. Though we may offer our advice on many matters, we
cannot accept financial responsibility for clients' decisions.

 Invite us to present our home selling services in a listing presentation.
If you decide that we need to do something else to earn your business
and call and tell us what we need to do, we will either accept your offer and list your home or send you a crisp $50 bill as
a thank you for the opportunity. To qualify for the $50, you must list the home within thirty days
of our presentation, and the listing agent may not be a friend or family member.

We answer our own phones. If you do get voicemail, we will call
you back PROMPTLY, not at "our earliest convenience." We check our email several times

available 24x7, and our email is commercially hosted and capable of handling large
